appraisal, or a general question. Only applicant enquiries reliably name a property, so
filtering by propertyId excludes appraisal and general leads.

Date filters are inclusive and are matched against dateReceived, which for portal
leads is the portal's own timestamp rather than the moment Loop stored the row.
